Nova Scotia Property Taxes & Assessments

Annual Assessment Timeline ~ PVSC assesses every property in Nova Scotia every year. Over 650,000 property assessment notices are sent out every January to Nova Scotia property owners. Market sales and financial data is collected and analyzed to determine property assessment values based on updated local, area and general market conditions and sold prices. Once the assessment is received, if owners decide to challenge it, they have only approximately 1 month to formerly appeal it in writing.

Homeowners who have lived in their home for more than a few years benefit from 'capped rates'.

Out of Province owners are subject to a higher annual property taxes in some municipalities (and a higher deed transfer tax at the time of purchase ~ 10%) unless the owner becomes a resident of Nova Scotia within 12 months of closing.  

Finally, the assessment roll is sent to Nova Scotia's 49 muncipalities to calculate their property tax rate and collectable property taxes which fund 'important community programs, infrastructure and growth.'
